Crawl Space Solutions

What is included in this analysis?

On the initial inspection, we will perform the following:

  1. Graph the structure
  2. Inspect the structure
  3. Note conditions such as water intrusion, poor drainage of ground water away from the structure, gutters, high water marks on interior crawl space foundation walls, plumbing leaks, condensation on HVAC duct work, water damage to wooden members in the crawl space, surface mold and mildew in the crawl space, Uneven grade of crawl space soil, voids/depressions of crawl space soil, debris in crawl space, termite damage or termite activity.
  4. Photograph inspection findings
  5. Use and Amprobe “wet bulb” hygrometer to determine the relative humidity and temperature in the crawl space and on the exterior of the home. Document readings.
  6. Use a moisture meter to document wood moisture content of the wooden members in the crawl space.
  7. Formulate a treatment plan for the home owner and make the initial recommendation proposal, providing them with a hand written copy for review.
  8. Forward digital photographs and typed proposal to the customer.
Our goal is to reduce and maintain the relative humidity in the crawl space to below 50%, and the wood moisture content to below 15%. This will prevent mold growth, fungus and wood decay from occurring in the crawl space.

Strands treatment includes sealing all foundation vents, plumbing and electrical foundation penetrations, removing all debris from the crawl space, grading the crawl space soil, installing a crawl space drainage system and sump pump if necessary, installing an exterior drainage system if necessary, gutters, damaged insulation removal, “Mold Clean” wood treatment to remove pre-existing mold and fungus from the wooden members in the crawl space, Bora-Care wood treatment to prevent future mold and fungus to the wooden members in the crawl space, conventional liquid termite treatment, installing a 12ml DrySpace™ liner on the foundation walls and piers, installing a 20ml DrySpace™ liner on the ground of the crawl space, electrical work to include the installation of lights, light switch and outlets, the installation of a dehumidifier and drainage to the exterior of the crawl space, and the installation of an air tight crawl space door.
